Property Manager (Residential)
Your new role
Working as part of a dedicated residential property team, you will be responsible for your own portfolio of properties and will successfully manage all aspects of the property.
You will be responsible for landlord/tenant liaison, ensuring regular communication regarding any property management matters.
You will carry out property inspections, when necessary, providing detailed reports to landlords/tenants based on property conditions. Through thorough inspections you will identify any reactive maintenance issues, liaising with landlord's, tenants and contractors in order to complete any repairs efficiently and within allocated budgets ensuring minimum disruption.
You will also be responsible for maintaining landlords' statutory obligations in regards to gas and fire safety, risk assessments & health and safety, ensuring inspections are kept up to date and compliant.
You will manage utility contracts and be responsible for recording and itemising utility bills.
Other responsibilities will include ensuring property databases are kept up to date, managing and providing solutions to financial queries, and assisting the Financial Controller in their day to day actions, as well as any other actions required to successfully manage clients' properties on a daily basis.
What you'll need to succeed
To succeed in this role you'll need relevant experience in a property management role, working independently to manage a property portfolio.
You'll need an eye for detail, with the necessary knowledge of identifying maintenance issues when carrying out property inspections and the confidence to liaise with contractors in order to arrange the appropriate rectification.
Interpersonal skills and team-work will be essential for this role, as you will be joining a reliable, efficient property team with a strong team mentality. You will therefore also need to be able to build relationships with your colleagues as well as clients.
Proficiency in MS Office (Word, Excel & Outlook) is essential to completing your daily responsibilities, as well as a full UK driver's license, and access to a vehicle.
