COMMERCIAL PROPERTY SURVEYOR / CLIENT-SIDE ASSET MANAGEMENT

Thames-Valley base / Potential Part-time flexi working / Consultancy

This unique, well respected and established residential and commercial property development and investment company operates throughout the Thames Valley and North Hampshire.

The company has a requirement for a commercial property surveyor to asset manage its diverse property portfolio, including commercial, retail, hotel, leisure and light industrial.

You will work closely with and report to the MD, in-house personnel and lead relationships with key external professionals in the day-to-day asset management of the portfolio, involving the letting / sale and ongoing management of property, including technical and financial appraisal and project management of potential new acquisitions.

 ROLE / RESPONSIBILITIES

  • Conducting agreement for lease / lease transactions via external solicitors and agents
  • Conducting lease renewals with occupational tenants / break clauses
  • Lease assignments / under-leases
  • Conducting rent review negotiations directly / indirectly with occupational tenants / agents
  • Lease expiries / dilapidation settlements
  • Licence For Alterations
  • Liaison with in-house accountants and occupational tenants regarding any rent arrears
  • Liaise with and instruct agents on marketing vacant property
  • Overseeing and direction of property management agents in the administration of service charges

Commercial property acquisition / existing stock, ie:

  • Carry out technical and financial appraisals on potential acquisition of land / property for investment / re-development
  • Carry out technical and financial appraisals involving refurbishment / re-development of existing property stock
  • Conducting Planning Applications for change of use with consultants
  • Management of commercial fit-out projects / modifications / repairs to existing property stock

The individual

  • A professional property / surveying qualification albeit non-qualified candidates will be considered if they have the required experience
  • Commercial mind-set with strong negotiating skills
  • Proven experience of conducting landlord and tenant negotiations in a client side / developer organisation
  • Experience of managing capital work projects and refurbishments in conjunction with external consultants
