Senior Estates Surveyor (12 Month FTC)

Job Purpose 

  • Implements the strategic Asset Management priorities of the Development department particularly in terms of cost; lease and property management
  • Provides comprehensive property support and advice to the Company
  • Communicates effectively with all departments particularly Operations and Finance


  • The role will include extensive travel
  • Both the geographic area and those reporting to the individual may be subject to periodic change


  • Effectively negotiates rent reviews and lease renewals and/or instructs and supervises external agents in the negotiation of rent reviews and lease renewals to achieve targets
  • Provides a comprehensive estate management service to Operations and Franchisees
  • Effectively manages the company’s leasehold portfolio to protect the future of profitable restaurants and identifies, manages and communicates risk
  • Advises on all property matters in connection with the company’s franchising programme and effectively negotiates lease variations to permit franchising
  • Takes advantage of market leverage opportunities to achieve financial targets
  • Instructs and oversees external agents, solicitors and consultants
  • Actively manages the landlord consent process in extensive refurbishment programme
  • Promotes beneficial links with other retailers and participates in retail/restaurant representative organisations



  • Works closely within the Property team reporting to the Estates Manager
  • Co-operates closely with the Construction Managers, Directors of Operations, Franchising, and Finance Managers
  • Develops a market profile within surveying networks and outside consultants
  • Cultivates and promotes working relationships with key internal departments including, Construction, Operations/Field Services, Finance, Franchising, alliance partners and other outside organisations


  • Develops strong working relationships with retained agents, external suppliers, consultants and contractors
  • Develops and maintains relationships with key major landlords

Knowledge and Experience


  • Requires the minimum of MRICS qualification and post qualification experience and proven track record in a similar environment

  • Demonstrates a self-motivated proactive approach in problem solving and an ability to think strategically, with the ability to prioritise and make sound judgments in a pressurised environment (Essential)
  • Demonstrates the company’s core values and a commitment to providing excellent customer service and a proactive approach to maximizing the performance of property assets in support of the business. (Essential)
  • Possesses an ability to communicate effectively at all levels and to co-ordinate and manage a large range of internal and external relationships and resources including executive and senior executive level, directors of operations, agents, solicitors, local and statutory authorities, architects, project managers and building surveyors.          
  • Has strong negotiation skills, attention to detail
