Commercial Property Manager
COMMERCIAL PROPERTY MANAGER
Hours – full time, Monday to Friday 9am to 5.30pm
Stimpsons Eves has a position available within their property management department for a full time property manager. The successful applicant will join our established team based in Bedford and deal with the management of a variety of commercial properties, working alongside another full time property manager and our accounts team to provide clients with a complete asset management service.
It is vital that they have previous experience with property management, ideally commercial although residential management would be considered. Applicants should be MRICS or equivalent qualified but not essential, depending on experience and be used to working in a busy environment dealing with a range of clients and tenants.
Key responsibilities include:
Day to day property management services in accordance with management agreements and the RICS Code of Practice
Service charge administration to include setting service charge budgets and dealing with reconciliations at year end, liaising with clients and tenants on both
Managing service charge budgets and arranging planned works during the service charge year, liaising with contractors and managing expenditure in respect of the budgets
Ensure health and safety aspects are complied with and inspect managed properties regularly
Signing off service charge invoices and ensuring planned and reactive repairs are carried out to a satisfactory standard
Dealing with tenant enquiries/disputes and chasing rent and service charge arrears
Prepare quarterly reports for clients and update them on any arrears
Communicate with clients and tenants via telephone and email as well as meet in person
Deal with lease expiries, rent reviews and lease re-gears as and when they fall due
Understand the dilapidations process and liaise with the client’s building surveyor on this matter when lease expiry/lease break approaches
Ensure tenants are complying with covenants of their leases and remind them of repairing and redecorating obligations
Inspect properties regularly and report any issues to the clients
Attend client and tenant meetings when required
Oversee insurance claims and liaise with brokers on the clients’ behalf
Set up new instructions and assist with management pitches and fee proposals

Knowledge/experience of Excel and property management accounting systems preferred
Applicants must be able to work as part of a team as well as be able to manage their own work load and have excellent communication skills. They must have good time management and organisational skills and be able to manage a varied work load as well as work to deadlines.
Full driving licence and own car is essential, as regular visits to site to inspect properties and meet tenants/clients is part of the job.
