We are currently looking for an onsite caretaker to live on as well as work on site.

The job will be Monday to Friday 9-5.

we are also looking for someone who can be flexible and able to assist when needed.

JOB TITLE                               Caretaker

DEPARTMENT              First Port


To provide an efficient and polite presence on site to represent First Port. To liaise with residents to resolve problems relating to the communal areas. To place orders with contractors with the approval of the Estate Manager and to supervise all contractors. To ensure the smooth running of the development and maintain its cleanliness and safety.


Reporting to the Estate Manager. Liaise with personnel up to and including Main Board level.

3.         SCOPE OF JOB

Main Responsibilities:

  • Attendance to deal with out of hours emergencies on site is required, such attendance to command additional pay at the discretion of the Estate Manager.

  • A Company uniform will be provided, which should be worn at all times. Ensure that any other site staff are suitably attired and that personal protective clothing is worn where required.

  • At the start of each day, to walk around the estate to check for any obvious problems that may require attention and take appropriate action to resolve problems that are found. Any loose litter/debris/leaves to be swept up, collected and disposed off appropriately.

  • Site security.

  • All unknown visitors are to be politely challenged, asked whom they are visiting, and given appropriate directions.

  • The Caretaker should use his/her best judgement at all times with regard to allowing visitor access and maintaining resident confidentiality.

  • Undertake regular patrols of the estate whenever possible. 

  • Maintain a diary of patrols.

  • All Caretaker staff will be trained with regard to on site facilities as required including operation of CCTV equipment and door entry systems, office and cleaning equipment etc.

  • Ensure that residents' keys are securely retained within the site office if the resident has completed a signed First Port key waiver form. Keys are to be kept in a locked cabinet within the site office at all times. The movement of all keys is to be recorded and signed for in a separate logbook. Obtain appropriate identification from unknown persons.

  • Ensure that parcels, letters and other items are only received for a resident if the resident has completed a signed First Port waiver form and if there is a sufficient and secure space for the parcels, etc, to be securely stored.   • To check all internal and external estate lighting on a weekly basis and arrange appropriate repairs where necessary. To keep a log of all inspections.

  • To be familiar with and to check all estate plant, mechanical, emergency and other systems on a weekly basis and arrange appropriate repairs where necessary. To keep a log of all inspections.

  • Ensure that the domestic refuse bins are organised for collection on the appropriate days.

  • Record landlords utility meter readings on a monthly basis, and advise Luton office.

  • Liaise with and allow access to contractors and utility companies working on site as required.
