Technical Manager - Building Services Maintenance

An opportunity has arisen to join a leading building services maintenance service provider as the lead Technical Manager on a large, multi-tenanted commercial office site in Central London.

As Technical Manager, you will provide mechanical, electrical and HVAC engineering support, and inspirational leadership for all site based technical requirements including: planned and reactive maintenance, lifecycle replacements and project management, contractual and health and safety compliance etc. You will deliver key strategic objectives to ensure that the site remains at peak operational performance across all hard services and ICT.

You will form part of the management team leading the development and progression of the technical services on site. In addition to your salary of £47,000 you can take on additional optional overtime, and you will receive a benefits package which includes healthcare, pension, life insurance and 25 days' holiday plus bank holidays.

Typical duties include:

  • Manage day to day activities of mechanical, electrical and building fabric maintenance team
  • Review provision of all Building Services on an on-going basis to ensure they meet operational requirements.
  • Produce recommendations and business cases to upgrade services and buildings where needed.
  • Project manage and supervise any agreed buildings service or fabric works or upgrades.
  • Set up specialist sub-contracts including specifying requirements, managing contractor selection, lead tender process, contract mobilisation and on-going contract and service delivery management.
  • Ensure statutory maintenance is carried out and recorded to comply with legal requirements.
  • Devise and manage Planned Preventative Maintenance schedule for building services and fabric.
  • Ensure compliance with Health & Safety policy and legislation for area of activity.
  • Ensure plant and equipment operates efficiently and effectively to deliver required services, working environments and energy efficiency.
  • Monitor condition of building plant and equipment and prepare 5-year plan for capital replacements.
  • Identify and implement energy saving opportunities.
  • You will manage up to 8 staff in the maintenance team on 350,000sqft of commercial office space

Your experience will include:

  • The successful Technical Manager will have a track record of leading multi-disciplined maintenance teams, building services projects and will have worked within medium/large organisation with a commercial environment.
  • Operation and maintenance of HVAC, lighting, electrical, high/low voltage, and M&E control systems including BMS and BEMS
  • Critical IT infrastructure support systems operation and maintenance including UPS, Generators, Cooling.
  • Building fabric maintenance including sanitary and plumbing
  • Statutory testing and maintenance.
  • PPM methodology and practical application.
  • Full range of Health & Safety procedures including risk assessments, contractor control, working at heights, gas and electricity regulations.
