Property Manager - Shopping Centres - West Midlands - c£45000

You will set and deliver the property management business plan, which will provide the effective delivery of all services and support functions necessary to ensure a safe, secure and enjoyable experience for all is delivered. By controlling the operational budget and managing contracts to world-class standards, you will ensure that the shoppers experience maintains its leading competitive edge. Your ability to plan and project manage works will ensure that works are conducted safely, efficiently and to specification/ time and are also enhanced by your ability to manage all operational issues.

Prepare detailed operational service charge budget.

Deliver a robust shopping experience and maintain overall operational standards.

Reconcile and report service charge forecasts on a monthly basis.

Improve operational efficiencies and reinvest gains back into the service charge.

Ensure robust financial reporting policies and procedures are established and maintained with all service providers and adhered to with monthly reviews. Also to monitor all KPI's and SLA's to ensure service levels are achieved and bonuses are legitimately paid to service providers.

Deliver and maintain a 5 year Property Management Asset Plan.

Evaluate, develop and implement, with the service provider, a security strategy that demonstrates best in class.

Establish and maintain a robust contract management audit and reporting structure.

Develop and implement guest operational standard surveys.

With the principle technical/ building services provider(s), you will deliver a Life Cycle Cost Analysis (LCCA) and Planned Preventative Maintenance (PPM) strategy for 5, 10 and 25 benchmarks.
